Terms and Conditions

​Booking and Payment

Reservations are made by submitting the booking form via our website or by contacting us directly. A booking is considered binding only after confirmation by us. To secure the reservation, a deposit or full payment may be required, as communicated at the time of booking. Payment must be made using the payment methods provided. Any outstanding balance is to be paid prior to arrival or upon check-in, unless otherwise agreed in writing. We reserve the right to cancel a reservation if payment is not received within the specified timeframe.

 

Payment will be made in Euros (€) or Sri Lankan Rupees (LKR). If you pay by card the exchange rate of the day will be calculated.

Cancellations & refunds Policy

​Cancellations made more than 7 days prior to arrival are free of charge.

Cancellations within 7 days of arrival or no-shows will be charged 50% of the total booking amount.

Check-in / Check-out times

Check-in is available from 3:00 p.m., and check-out must be completed by 11:00 a.m. Guests may request secure luggage storage before check-in or after check-out, subject to availability. Late check-out may be granted upon request and availability and will be charged at the rate of half a day.

​Penalties

Smoking is strictly prohibited in all rooms. Any violation will result in an immediate fine of EUR 750.

In the event of a no-show, the full amount of the stay will be charged and no refunds will be issued.

​Photos and Videos 

Photographs taken during your stay may be used on our website and social media channels for promotional purposes.

Insurance

We recommended our guests to have valid travel and cancellation insurance for the full duration of their stay. We accepts no responsibility or liability for any loss, theft, damage, injury, or harm to persons or property during the guest’s stay.

No refunds will be issued for cancellations or disruptions resulting from circumstances beyond our control, including but not limited to travel delays, visa or entry refusal, flight cancellations, war, acts of God, pandemics (including COVID-19), injury, death of second- or third-degree family members, or any other events in which we have no involvement or responsibility.

In certain cases and at our discretion, a rescheduling of the booking may be offered under specific conditions. Guests are strongly advised to ensure adequate travel and cancellation insurance which is in place to cover circumstances beyond our control.
